December 2011 has 65 Homes in St Johns country set for sale on the steps of the court house. I am interested in 1 or two for myself as well for some of my Investors. This is one of the hardest way to purchase a home In my opinion as you may not be able to inspect the house or receive a clean title.

The market has been a consistent slow to steady, Most of my deals have been delayed due to title issues, repairs, lender approvals etc... I been able to work most deals out but I did have 1 fallout that was set to close June 2011.

As the weather heats up so are the customers, I had 3 buyers last week looking at homes in St Augustine, Closed on a 3br 2 bath condo in Palencia for $59,900.00.
In general sales are up 9% YTD and prices are down 9% from last year , Inventory is under 2000 homes from the first time in 5 Years, Foreclosures are not getting releases until the end ...

This is some great news, Finial we have an option for Home buyers with less then perfect credit scores, From what I understand if your credit score is from 500 - 579 you will need 10% down , 578 - 619 5% and over 620 will be 3.5% down, all other rules apply

Wow it already the end of January 2011, The Market seems to be picking up with several builders report strong sales, One builder report 5 new sales last week , which is more then the previous month. For me I have been busy and selling / Listing above normal
