April was a busy month with 2 closing and 2 additional sales, most of the month I was busy with reports , Updates and maintaining properties.

I also wrote several additional contracts that were not successful , mostly REO or Shortsale with multiple offers . Going forward I still see potential road blocks with additional reo Inventory hitting the market in the next few months, just this morning I read an article about St Johns, Duval, and clay county 2010 Property tax that was still not paid that total over 60 Million dollars if I take an average of $2500 per property that equals 400 properties per million or 24,000 homes!
For me and my home buyers it all about affordability , while rents are ticking higher , Mortgage payments are ticking lower, one of my deals for a 100% USDA loan at $209,000 with taxes, Insurance, HOA and CDD was just over $1500.00 a month compare to another customer that ask me to help on a rental on or near CR210 , first based on my search I only had 4 homes that range from $1400 - $1900 a month and the one for $1400 was only 1400 SQFT.
