December 2011 has 65 Homes in St Johns country set for sale on the steps of the court house. I am interested in 1 or two for myself as well for some of my Investors. This is one of the hardest way to purchase a home In my opinion as you may not be able to inspect the house or receive a clean title.
For me it all about price, if I was to purchase a townhome for example from the MLS from 55-65 K I want to purchase the same townhouse for 10 - 20 K less

Over all I still favor a purchase from the MLS, since all of the issue above are known , the down side is not able to flip, but for me when I purchase I am looking for a long term rental.
