Saint Augustine REAL ESTATE market update 08/22/2010

 

St Augustine real estate week in review from my customers point of view, I was extra busy this week with four customers , since I was a talking machine I want to share with you the type of homes and the feedback. We look at the following types of Property

  1. Town Houses
  2. Condos
  3. Single Family homes

Justin , A customer I been working for a few months has found a perfect location for his family needs his choice is a Brand New townhouse priced from $121,000 with 6% in Closing cost paid a $1,200 dollar incentive back from me, make this a sweet deal. We also preview two bank owned foreclosures priced @ $104,000 & $111,000, this is interesting because once you factor the Incentives from the Brand New home that would include a Home Warranty, Energy efficient HVAC, Low E windows make this a tough decision.

Joe, was interested in a great value, long term appreciation with easy access to I 95, Starbucks and a major Hospital for him we look at 2 Br 2 Bath Condos priced at $57,000.00 with a $300.00 a Month HOA, this is one insane deal as this condo sold for over $200,000 in 2005 - 2007

EVE, was great as it was her first time visiting Saint Augustine so I provide a full day of touring and visiting communities from Marine land to Jacksonville beach. Over 2 hours was spend busting a Myth that Ocean front homes are selling for under $300,000 so yes we stop and called every listing it was cute watching of face each and every time she heard the home was $900,000, 1.500,000 million etc but not one was under $600,000. It just goes to show that the Media and people will spread information with out facts. Once we were off of the Ocean front home I was able to show her some Fantastic deals under $225,000 with a large private lot with room for a pool, one community in Particle Interest was country walk that is offering homes from $145,000 for over 1500 SQFT and $215,000 for a Large two story home on a preserve lot.

 

Denise was also in Saint Augustine for the first time and looking to relocate and down size after selling her business in the north east. Its time to start living and stop working which was Denise wish... After a long two days of driving and views short sales , Foreclosures and brand new homes. we narrow down her choices

  1. Palencia under $240,000
  2. Whisper Ridge under $160,000 on a preserve lot that is already fenced and in good condition, brick or stucco
  3. Country walk 1600 SQ Foot home on the preserve with a Gold Package (tile in the wet areas) Bay windows in the Owners suite and 8 foot doors with a budget of $160,000 since the based was $144,900 and the upgrade to gold was only $5,000 for $15,000 in options, this leaves 10K for the Bay Windows, 8 foot doors and a extension to the lanai... No offer has been made but I believe Denise will be back after her 14 Day Caribbean Cruise

In the end the feedback for Saint Johns Florida was positive, EVE still wants to visit the west coast of Florida and is Price driven so I believe she loves Saint Augustine / Saint Johns Florida but will purchase based on price. Justin will purchase in Duval county and as well as JOE and Denise for sure will purchase in Saint Johns country once she makes her big decision on leaving the North and Family members.

While Saint Johns is not for everyone, I enjoy the vast amount of selection and price range I can offer each and every customer, my goal is not to sell a home it's all about location and want this County has to offer and if it is right for you...

 

  • Time is never an issue for me
  • I book all day appointments and work from 10 AM to 7 PM showing homes
  • No pressure but I do ask a lot of questions
